Challenge

Repositioning the vacant, four-story building required balancing Liberty Property Trust’s new headquarters with the needs of prospective tenants. The challenge was to refresh the building’s architectural identity and shared amenities to attract tenants and command higher rents, while creating a distinctive top-floor workplace for Liberty. The design also needed to establish a cohesive experience across the property while allowing individual tenant spaces to express their own identities.

Solution

We enhanced the façade by increasing glazing and introducing a refined material palette of charcoal metal panels and light stone to define the entrance. A stacked stone canopy extends into the interior, creating continuity between exterior and interior. Inside, the lobby was reimagined as a gallery space with white oak flooring and art displays, while new amenities—including a café, courtyard, and bocce ball court—were designed to support tenant engagement and activation.

Outcome

The redevelopment delivers a refreshed, amenity-rich environment that elevates tenant experience and strengthens the building’s market position. It also provides Liberty with a distinctive, high-quality headquarters that reflects its brand and vision.
