Developed for BioMed Realty, the Portway Building transforms a prominent site at Granta Park into flexible, multi-tenant laboratory and office space designed to support the continued growth of the Cambridge science cluster in the UK.

Challenge
The challenge was to reconfigure the 94,000 square-foot former single occupier building to accommodate up to eight separate tenants. As a state-of-the-art science company, the design needed to enhance the interior and exterior to meet standards commensurate with industry expectations.
Solution
The building is configured in four wings connected by generous links including two separate welcoming reception areas containing upgraded lifts and staircases. Alterations increased the amount of lettable space, resulting in the addition of a new mezzanine floor in the former winter garden. The research accommodation design includes flexible floorplates to allow for various zoning configurations required by tenants.
Outcome
As a result, the facility is on track to achieve a BREEAM rating of ‘Excellent’ and a WELL building standard of GOLD employing high performance low-carbon elements such as a standby generator and photovoltaic panels to help generate electrical power. The building will provide tenants with seamless technology and connection services achieving a Wired Score Platinum rating.
Flexible floorplates allow laboratory and office spaces to be configured for a wide range of tenant requirements, supporting the evolving needs of life sciences companies.
