CoreSite NY2 expands the company’s New York metro presence with a high-density data center designed to support scalable cloud, digital, and interconnection requirements in one of North America’s largest telecommunications markets.

Challenge
Developing a larger, more efficient data center required adapting an existing building to support high-density deployments while accelerating delivery and accommodating future customer growth. The facility needed to provide flexible infrastructure capable of responding to evolving capacity, connectivity, and operational requirements.
Solution
We transformed a two-story warehouse into a LEED Silver-targeted data center through an adaptive reuse strategy that allowed architectural and interior work within the existing footprint to proceed in parallel with site improvements, security enhancements, and equipment upgrades. A modular design approach was implemented throughout the facility, while mechanical and electrical systems were configured to support flexible, scalable expansion as user demand increases.
Outcome
The completed facility strengthens CoreSite’s New York metro campus and supports organizations with digital, cloud, and interconnection requirements spanning multiple markets and international platforms. A secure, high-density environment, 24/7 operational support, and a 100% uptime service-level agreement provide the reliability required for mission-critical workloads while enabling long-term growth for future tenants.

An adaptive reuse strategy transformed a two-story warehouse into a high-density data center while accelerating delivery and reducing approval timelines.

CoreSite, a major data center and interconnection provider, sought to expand its presence in the New York metropolitan area by developing a larger, more efficient data center capable of supporting high density, scalable requirements. They identified a viable location offering proximity to New York City along with direct, low latency connectivity to regional communication hubs. The selected site also provided room for future customer growth, making it well suited for a wide range of deployments in one of the largest telecommunications markets in North America.
The NY2 project is an adaptive reuse of a two-story warehouse and designed to achieve LEED Silver. To accelerate delivery and reduce approval timelines, NORR developed an approach that allowed architectural and interior work within the existing footprint to begin immediately while site improvements, security enhancements, and equipment related upgrades advanced along a parallel track. While NORR employed a modular design approach at multiple levels, the mechanical and electrical systems were configured to support flexible, scalable expansion as user demand increased.
Following strong tenant interest and a successful lease up period, NY2 now strengthens CoreSite’s New York metro campus and supports organizations whose digital, cloud, and interconnection needs extend across multiple markets and international platforms. The facility’s secure, high-density environment, 24×7 operational support, and 100% uptime SLA provide the reliability required for globally distributed workloads.
